Spa and Bridal Suite
The spa level includes a dedicated Bridal Suite plus a wellness area featuring a steam room, dry sauna, in-ground cold plunge, two large wooden soaking tubs, a rain curtain, heated floors, a heated hammam stone, and a lounge with refined furnishings.
Wedding Venues in Virginia: FAQs
- What is the minimum stay for a wedding?
- All wedding and special event bookings require a 3-night minimum stay at the estate.
- How many guests can stay overnight?
- The home comfortably accommodates a strict maximum of 16 overnight guests.
- Are there additional fees for hosting a wedding?
- Yes. In addition to the lodging rate, there are mandatory Wedding Event Fees that typically range from $3,500 to $8,000 depending on guest count.
- Do I need special insurance?
- Yes. All events require a $1M Certificate of Insurance that includes Host Liquor Liability.
- Are restrooms available for all guests?
- Events with more than 25 attendees require a luxury restroom trailer. For most weddings, this is handled by the estate at no additional cost to guests.
- Who is responsible for cleanup?
- Your hired caterer must remove all event-related trash from the property at the end of the night.
- Is there a noise ordinance?
- All amplified music must conclude by 10:00 PM on Friday and 11:00 PM on Saturday in accordance with local regulations.
- Do you offer guided tours of the property?
- Yes. If you or your wedding party would like a guided tour, please ask.
- What is your smoking policy?
- The estate is strictly non-smoking and non-vaping indoors. Outdoor smoking is permitted at least 20 feet from entrances. Please dispose of all waste properly.
- Are pets allowed?
- Well-behaved dogs are welcome with a non-refundable $225 pet fee per stay.
- Can we explore the vineyard?
- Absolutely. Enjoy the views, but please do not harvest, prune, or tamper with the grapes or trellis systems.
- Is there a space for the bridal party to get ready?
- Yes. A dedicated Bridal Suite is located on the spa level, and the master bathroom is also available.
- Can guests use the spa during the wedding?
- The spa and wellness amenities are closed during the wedding event and are for registered house guests only.

Detailed Wedding & Event Policy
Booking & Capacity Requirements
- Minimum stay: 3-night minimum for all wedding and special event bookings.
- Overnight lodging: Strict maximum of 16 overnight guests.
- Event attendance: The total number of people on the property (including overnight guests) may not exceed 75.
Financials & Insurance
- Wedding Event Fees: Mandatory fees that cover additional wear and tear on the estate.
- Typical tiers:
- $3,000 for up to 35 guests
- $5,000 for 36–55 guests
- $7,000 for 56–75 guests
- Certificate of Insurance (COI): Provide a $1,000,000 liability policy at least 30 days before the event. The policy must include Host Liquor Liability and list the property owners as “Additionally Insured.”
Vendors & Logistics
- Restroom facilities: Events with more than 25 attendees require a luxury restroom trailer (cost typically covered by the estate). Once above this threshold, indoor bathrooms are not available during main event hours.
- Catering & trash: Professional, self-sufficient catering is required. Caterers must haul away all event-related trash at the end of the night; the estate’s residential bins are not for event waste.
- Noise & curfew: All amplified music must end by 10:00 PM on Friday and 11:00 PM on Saturday.
- Parking: All guest parking must be in designated gravel areas. No parking on grass or in the vineyard. On-site assistance is provided.
Property Rules & Safety
- No smoking or vaping inside the estate. Evidence of indoor smoking results in full forfeiture of the security deposit. Outdoor smoking is permitted at least 20 feet from entrances; please clean up all waste.
- Pet policy: Well-behaved dogs are welcome with a non-refundable $225 pet fee per stay. Pets must be leashed outdoors.
- Vineyard etiquette: Guests may take photos but may not harvest, prune, or climb on trellis systems.
Spa & Bridal Suite
- Bridal Suite: Dedicated suite for the bridal party on the spa level.
- Spa limitations: Spa and wellness amenities are closed during the wedding event and are for registered house guests only. Wedding guests are not permitted in the spa during the event.
